Strategy or emotion – what’s driving defaults?

A recent Wall Street Journal article, Emotion Drives Many Defaults, reviews interesting new data on why people are defaulting on mortgages. For some, default is a rational response by homeowners who owe far more than the current value of their homes. For others, the reasoning is purely emotional, ranging from frustration and helplessness, to anger with banks and the government.

The article also notes that the “stigma against default remains robust” with the majority of people continuing to make payments for as long as they can, but I wonder how long this can continue. Loan modification programs are not providing much help or hope, and seem to be wearing down homeowners who really want to do the right thing.

The article suggests “a rent based loan program” to help homeowners who are in trouble. It’s an interesting and viable idea, but only a drop in the bucket. That said, every drop helps fill the bucket. I’m starting to see small improvements in the real estate market. In my neighborhood (Los Angeles), houses on the market are selling faster and the values seem to be increasing slightly. I am cautiously hopeful that this is the start of a more controlled recovery.

The horrors of working with home buyers

When I worked actively in real estate, my preference was to work with sellers. Buyers just seemed to be too much work for me. A recent article in the Wall Street Journal entitled A Picky Home Buyer Pursues an Epic Hunt for ‘the One’ highlighted my worst fears. Experts give new opinions on the mortgage crisis

I just watched an interesting discussion on the Wall Street Journal website called Homes Unsettle Street. In the video (which starts after a short ad), a panel of experts discusses the August dip in existing-home sales possibly posing a speed bump on the housing market’s even path to recovery and deepening investor worries. While at first blush this appears to be cause for concern, it also may mean that there will be new opportunities for good deals, especially for aggressive buyers. My conclusion? It’s still anyone’s guess. Check out the video and let me know what you think.

Reverse Mortgages – the good, the bad, and the ugly

I am commonly asked about how reverse mortgages work. An article in yesterday’s Wall Street Journal Online, Mortgage Fraud: A Classic Crime’s Latest Twists, offers detailed information on reverse mortgages; how they work, along with a discussion of the pros, cons, and (of course) the pitfalls.

The article provides a clear and concise definition of reverse mortgages defining them as “available to people 62 and older, reverse mortgages allow homeowners to convert their home equity into cash. Instead of writing a check to the bank each month, the bank pays the homeowner, who can elect to receive a lump sum, a line of credit or monthly payments. The loan is repaid, with interest, when the borrower dies, moves, sells the house, or fails to pay property taxes or homeowner’s insurance.”

Given the challenges faced by many of our seniors in the current economy, the reverse mortgage represents an important financial tool for homeowners; and one that anyone that works with seniors should be aware of.
