The power of pants

Here’s food for thought for your weekend: someday soon you may be able to plug your iPod, or cell phone into your pants for a charge. Sound unbelievable? It does to me, but researchers at UC Berkeley have created microscopic fibers that can produce electricity from simple body motions like bending or stretching. You can read all the details in the LA Times article, One day your pants may power your iPod.

Now, you may be asking yourself, what does this have to do with real estate? Absolutely nothing. But, there’s not that much currently going on in real estate that’s all that interesting. The best news I’ve read this week is that the CA real estate market isn’t getting worse. The economy still hasn’t recovered to the point where we’re seeing a real upswing in the market. I know it’s coming, it’s just slower than we’d all hoped for.

Strategy or emotion – what’s driving defaults?

A recent Wall Street Journal article, Emotion Drives Many Defaults, reviews interesting new data on why people are defaulting on mortgages. For some, default is a rational response by homeowners who owe far more than the current value of their homes. For others, the reasoning is purely emotional, ranging from frustration and helplessness, to anger with banks and the government.

The article also notes that the “stigma against default remains robust” with the majority of people continuing to make payments for as long as they can, but I wonder how long this can continue. Loan modification programs are not providing much help or hope, and seem to be wearing down homeowners who really want to do the right thing.

The article suggests “a rent based loan program” to help homeowners who are in trouble. It’s an interesting and viable idea, but only a drop in the bucket. That said, every drop helps fill the bucket. I’m starting to see small improvements in the real estate market. In my neighborhood (Los Angeles), houses on the market are selling faster and the values seem to be increasing slightly. I am cautiously hopeful that this is the start of a more controlled recovery.

Cut commissions? No!

When I saw the headline Cutting your Agent’s Cut in the Los Angeles Times Business Section on Sunday (the article has a different title in the online version) I could feel my blood start to boil. How dare they put together a “how to” telling sellers how to take advantage of the people I spend most of my time working with (and for)? But then, my wife mentioned going out to brunch, and it was my only Sunday off for a long time, so I abandoned the paper, made a mental note to check it out later, and headed out in hopes to beating the rain.

I made a good choice. The food was great, and now that I’ve read the article, I find the title to be a bit misleading. While the article purports to give readers the inside scoop on how to negotiate an agent’s commission down from the standard 6%, I found that the article made strong points for paying full (or close to full) commission for an experienced agent’s services and expertise. There was even a discussion of the pitfalls of using an agent who offers steep discounts on his or her commission, noting that these agents often want to move houses quickly and at prices far below market, meaning in the long run sellers who use these agents lose money on the price of their homes.

Clearly, times are tough for many people. Lots of homeowners are feeling pressure to sell their homes, and home prices are still very flat. People are looking to cut costs wherever they can. But, a good real estate agent is worth his or her weight in gold. Good agents know their markets, price homes fairly, and work hard to sell homes. If you’re making a listing presentation to a seller who’s asking you to cut your commission, look for areas of compromise. Maybe you can cut it down by a fraction (.5%). Or, maybe you can include a home warranty for the buyer, or offer some other add-on service that will provide extra value to the sale.

While we all feel pressure to take jobs/listings that are offered to us, if you sense from the start that the relationship with a seller isn’t going to work out, then maybe it’s better to walk away at the beginning. There’s nothing more frustrating that putting a lot of time, effort, and money into selling a home that won’t sell. One change many of us need to make is in determining where we’re going to put our energy. I look at where the biggest pay-off will be. If I don’t see a way to make it work from the start, then maybe it’s not the project for me, regardless of how good it looks initially.

Check out the article. After you get past feeling irritated about the title (which is different in the online version of the article), you may find some information you can use to help you do business a little differently, and maybe a little better.

Changes ahead for CA real estate licensing exam administration

Every year I look forward to attending the California Community Colleges Real Estate Education Center’s Conference for real estate educators. In addition to meeting many accomplished real estate instructors, this conference features speakers who share their insight on important upcoming changes in real estate education.

This year’s conference in Los Angeles took place Friday, October 23, at the LAX Hilton. My primary focus was on the presentations made by Sandra Knau, Acting DRE (Department of Real Estate) Manager of Education & Exam Programs. She shared information regarding upcoming changes for administration of the California real estate licensing exams (both salesperson and broker), along with information on educational impact of the SAFE Mortgage Licensing Act in the coming year.

Ms. Knau talked in detail about the DRE’s program to administer the state exam on computer. The first computerized real estate exam in California was administered in August, 2009 at the Oakland exam site. The program will be expanded to the other sites throughout the state one location at a time. The next site to switch to computerized testing will be Fresno, hopefully by December, 2009. Sacramento and Los Angeles should make the switch to computers during the first half of 2010. The San Diego exam site should receive computerized testing during the second half of 2010 or early 2011.

The computerized exam offers many benefits to both the exam applicant and the Department of Real Estate. A great benefit to the exam applicant who takes the exam on computer is immediate receipt of the results. Upon completion of the exam the applicant is given an envelope containing the good news (if they attended my exam prep class) or the bad news. Additionally, if the applicant has already submitted the necessary paperwork for the actual real estate license, the applicant is given the equivalent of a temporary license with the results and can go to work in real estate immediately.

In my next blog I will share what I learned at the conference about the SAFE Mortgage Licensing Act which will drastically change the educational requirements for lenders in California. Stay tuned.
