Our statutory course offerings include: real estate principles, real estate practice, legal aspects of real estate, real estate appraisal, real estate economics, real estate finance, property management, and mortgage loan brokering. All courses are completed on a home study basis; testing is online and open book. Think about it, you can complete all of the required courses for your salesperson or broker’s license and never leave your house (or even get dressed). Again I ask, what more could you want?

Once you’ve met the statutory requirements for the licensing exam, you’ll want my exam prep class. I offer two options: the live class for anyone in Southern CA, and a home version for those who live too far away. The material is updated weekly to stay current with changes to the tests. In the one day live class, our instructors (the best instructors in CA) will review everything covered on the real estate salesperson and broker exams. It’s a busy and fun-filled day. The power of pants

Here’s food for thought for your weekend: someday soon you may be able to plug your iPod, or cell phone into your pants for a charge. Sound unbelievable? It does to me, but researchers at UC Berkeley have created microscopic fibers that can produce electricity from simple body motions like bending or stretching. You can read all the details in the LA Times article, One day your pants may power your iPod.

Now, you may be asking yourself, what does this have to do with real estate? Absolutely nothing. But, there’s not that much currently going on in real estate that’s all that interesting. The best news I’ve read this week is that the CA real estate market isn’t getting worse. The economy still hasn’t recovered to the point where we’re seeing a real upswing in the market. I know it’s coming, it’s just slower than we’d all hoped for.

PMI is back!

Private mortgage insurance companies to return to market
, ran as a headline in one of the LA Times articles on April 25, 2010. Although buried inside the Business Section, to me this is an important step in stabilizing the housing market. The article describes how many lenders are again requiring borrowers with less than a 20% down payment to purchase PMI to help mitigate the risk.

Additionally, the FHA is changing some of its requirements for down payments on homes it finances. The traditional 3.5% down payment for FHA loans is still available for home buyers with FICO scores of 580 or higher but buyers with less desirable scores will be required to put 10% down. The FHA is also asking Congress to approve higher rates for their mortgage insurance premium, which for the average home buyer brings FHA loan rates more in line with private mortgages. Hopefully these changes will help further stabilize the housing market.

Groundhog Day Robot? Give me a break!

I heard a news report this morning that seemed beyond crazy, even for PETA. Apparently, PETA has announced that the whole Groundhog Day event is too stressful for the weather-forecasting Punxsutawney Phil and wants him replaced with a robotic version. That said, if PETA has its way and Phil ends up out of a job, and may find (like you) that he’s interested in a career in real estate.

Move up tax credit for home buyers

If you’re looking for a reason to move up to a bigger house, or a real estate agent who works with home buyers, you should be aware of a $6,500 federal tax credit currently available for “move up” buyers. For anyone on the fence about moving, this might be the incentive you need to get moving (literally). The incentive program continues through January 30, 2010. You can find the details in Sunday’s LA Times article, New $6500 federal tax credit for move-up home buyers may benefit you. The article clearly outlines the criteria for receiving the credit, and might be a good resource for agents to use when working with buyers.

Real estate news feed

The current real estate market is one that’s changing quickly; in addition to reviewing local and national publications, you might also want to subscribe to a news feed to keep apprised of the most current real estate news. I’ve found a website called Feedzilla to be a useful tool. This site provides ongoing updates of news in a variety of areas, and you can focus your feeds specifically on real estate. A sample of Feedzilla’s real estate new feed can be found on my blog (check out the column to the right for their feed on real estate news). Take a look at the listings and let me know what you think.

Changes ahead for CA real estate licensing exam administration

Every year I look forward to attending the California Community Colleges Real Estate Education Center’s Conference for real estate educators. In addition to meeting many accomplished real estate instructors, this conference features speakers who share their insight on important upcoming changes in real estate education.

This year’s conference in Los Angeles took place Friday, October 23, at the LAX Hilton. My primary focus was on the presentations made by Sandra Knau, Acting DRE (Department of Real Estate) Manager of Education & Exam Programs. She shared information regarding upcoming changes for administration of the California real estate licensing exams (both salesperson and broker), along with information on educational impact of the SAFE Mortgage Licensing Act in the coming year.

Ms. Knau talked in detail about the DRE’s program to administer the state exam on computer. The first computerized real estate exam in California was administered in August, 2009 at the Oakland exam site. The program will be expanded to the other sites throughout the state one location at a time. The next site to switch to computerized testing will be Fresno, hopefully by December, 2009. Sacramento and Los Angeles should make the switch to computers during the first half of 2010. The San Diego exam site should receive computerized testing during the second half of 2010 or early 2011.

The computerized exam offers many benefits to both the exam applicant and the Department of Real Estate. A great benefit to the exam applicant who takes the exam on computer is immediate receipt of the results. Upon completion of the exam the applicant is given an envelope containing the good news (if they attended my exam prep class) or the bad news. Additionally, if the applicant has already submitted the necessary paperwork for the actual real estate license, the applicant is given the equivalent of a temporary license with the results and can go to work in real estate immediately.

In my next blog I will share what I learned at the conference about the SAFE Mortgage Licensing Act which will drastically change the educational requirements for lenders in California. Stay tuned.
