Strategy or emotion – what’s driving defaults?

A recent Wall Street Journal article, Emotion Drives Many Defaults, reviews interesting new data on why people are defaulting on mortgages. For some, default is a rational response by homeowners who owe far more than the current value of their homes. For others, the reasoning is purely emotional, ranging from frustration and helplessness, to anger with banks and the government.

The article also notes that the “stigma against default remains robust” with the majority of people continuing to make payments for as long as they can, but I wonder how long this can continue. Loan modification programs are not providing much help or hope, and seem to be wearing down homeowners who really want to do the right thing.

The article suggests “a rent based loan program” to help homeowners who are in trouble. It’s an interesting and viable idea, but only a drop in the bucket. That said, every drop helps fill the bucket. I’m starting to see small improvements in the real estate market. In my neighborhood (Los Angeles), houses on the market are selling faster and the values seem to be increasing slightly. I am cautiously hopeful that this is the start of a more controlled recovery.

Move up tax credit for home buyers

If you’re looking for a reason to move up to a bigger house, or a real estate agent who works with home buyers, you should be aware of a $6,500 federal tax credit currently available for “move up” buyers. For anyone on the fence about moving, this might be the incentive you need to get moving (literally). The incentive program continues through January 30, 2010. You can find the details in Sunday’s LA Times article, New $6500 federal tax credit for move-up home buyers may benefit you. The article clearly outlines the criteria for receiving the credit, and might be a good resource for agents to use when working with buyers.

Trouble for the FHA?

“FHA may be setting up repeat of housing bubble, lawmakers worry” was on the front page of yesterday’s Los Angeles Times. As I started to read, I thought “sounds like another mess.” And while there are some legitimate concerns about overtaxing the FHA’s resources, the fact is that the FHA was formed during the depression to help revive the real estate market at that time.

By the way, the FHA is one of the many things that is tested on the CA real estate licensing exams, so anyone who takes my one day live exam prep class, gets a brief overview of the agency and it’s workings. Unfortunately, with the time constraints of my class, I can’t go into much detail about the FHA, other than how it relates to the state exam. Read the LA Times article in the link above for a good explanation of the FHA, how it works, why it was formed, and what challenges are ahead. It’s important information for anyone working in real estate, or interested in real estate.

The real estate market – have we hit bottom?

Like everyone interested in the economy and real estate, I anxiously read a variety of newspaper articles, and watch numerous news reports about the real estate market, trying to understand the intricacies of the market, and where it’s headed. Mostly, I end up with more questions, and a giant headache.

In a recent (July 28) article in the New York Times, entitled Recovery Signs in Housing Market Stir Some Hope, one pundit states “we’ve found the bottom.” That sounds good to me. I’m ready for the market to start improving; not only because of the impact the down turn has had on me financially, I’m also just tired of the ongoing uncertainty. So, what do you think? Have we really hit bottom this time? Or is this just another “tease” on a too real reality show?

If you’re someone who sees opportunity where others see despair, now is a great time to get into real estate. If, in fact, the market has hit bottom, there’s only one place for it to go, and that’s up. Getting a real estate license is the key to profit in real estate. Loan modification? Be afraid, be very afraid.

A recent article in the New York Times entitled Paper Avalanche Buries Plan to Stem Foreclosures details a frightening scenario for anyone needing a loan modification. The article describes in agonizing details, lost paperwork, inept processors, and a somewhat passive aggressive resistance from lenders when it comes to loan modification.

I don’t know why I was so surprised when I read the article; I found myself feeling shocked, horrified, and angry. Maybe I should have expected that the process would be a mess, maybe not. Maybe the article describes the exceptions, and most loan modifications are completed in a timely and cooperative manner. Or maybe I’m just crazy and overly optimistic. Crazy optimist that I am, I do expect the real estate market to rebound and be stronger than ever. Perhaps not tomorrow, or next week, but it will come back. It always does. Given that fact, “now” is a great time to get a real estate license. Maybe you want to invest while the market is down, get into the loan business, or be ready to sell as the market rises. Daylight Savings Time

Daylight savings time starts Sunday, March 8. While it is my wife’s favorite day of the year, and that in itself is reason to celebrate, there’s another reason I’m writing this blog. I’m writing to remind all of you who have plans on Sunday, whether you’re attending my class, or taking part in other activities, to set your clocks AHEAD by one hour when you go to bed Saturday night.

And, if you’re not planning to attend my class this Sunday, you might want to ask yourself, why not? With the new programs to help people who are behind on their home loans, the job market should explode for anyone interested in working in the loan industry. I’m hopeful that with mortgage relief programs and new options for refinancing, the real estate market will be revitalized.

Surviving and thriving in a down real estate market

Times are tough, there’s no doubt about that. It’s hard to make a living in difficult economic times. For anyone in, or thinking about a career in real estate, the prospects look bleak. But I believe that even in a down market, someone who really wants to succeed can do so. A case in point is found in a recent article in the Los Angeles Times, Foreclosure King Surfs Troubled Home Waters (click on title for full version of article, and video).

The article describes how a surfer, Leo Nordine, found a formula for success in a down real estate market. As the Times notes, “he is a case study in how an intense young man without a formal education can be propelled by his drive and work ethic to the height of success…” He understands that anyone can fall victim to hard times, and first and foremost he believes in treating his clients with dignity and respect; this approach, combined with a gift for pricing and timing the market, has made him a very rich man.

It’s easy for all of us to be paralyzed by the current economic conditions, but clearly there is another way. With drive and creativity, you can prosper, even in today’s real estate market.
