PMI is back!

Private mortgage insurance companies to return to market
, ran as a headline in one of the LA Times articles on April 25, 2010. Although buried inside the Business Section, to me this is an important step in stabilizing the housing market. The article describes how many lenders are again requiring borrowers with less than a 20% down payment to purchase PMI to help mitigate the risk.

Additionally, the FHA is changing some of its requirements for down payments on homes it finances. The traditional 3.5% down payment for FHA loans is still available for home buyers with FICO scores of 580 or higher but buyers with less desirable scores will be required to put 10% down. The FHA is also asking Congress to approve higher rates for their mortgage insurance premium, which for the average home buyer brings FHA loan rates more in line with private mortgages. Hopefully these changes will help further stabilize the housing market.

I heard a news report this morning that seemed beyond crazy, even for PETA. Apparently, PETA has announced that the whole Groundhog Day event is too stressful for the weather-forecasting Punxsutawney Phil and wants him replaced with a robotic version. That said, if PETA has its way and Phil ends up out of a job, and may find (like you) that he’s interested in a career in real estate.

Cut commissions? No!

When I saw the headline Cutting your Agent’s Cut in the Los Angeles Times Business Section on Sunday (the article has a different title in the online version) I could feel my blood start to boil. How dare they put together a “how to” telling sellers how to take advantage of the people I spend most of my time working with (and for)? But then, my wife mentioned going out to brunch, and it was my only Sunday off for a long time, so I abandoned the paper, made a mental note to check it out later, and headed out in hopes to beating the rain.

I made a good choice. The food was great, and now that I’ve read the article, I find the title to be a bit misleading. While the article purports to give readers the inside scoop on how to negotiate an agent’s commission down from the standard 6%, I found that the article made strong points for paying full (or close to full) commission for an experienced agent’s services and expertise. There was even a discussion of the pitfalls of using an agent who offers steep discounts on his or her commission, noting that these agents often want to move houses quickly and at prices far below market, meaning in the long run sellers who use these agents lose money on the price of their homes.

Clearly, times are tough for many people. Lots of homeowners are feeling pressure to sell their homes, and home prices are still very flat. People are looking to cut costs wherever they can. But, a good real estate agent is worth his or her weight in gold. Good agents know their markets, price homes fairly, and work hard to sell homes. If you’re making a listing presentation to a seller who’s asking you to cut your commission, look for areas of compromise. Maybe you can cut it down by a fraction (.5%). Or, maybe you can include a home warranty for the buyer, or offer some other add-on service that will provide extra value to the sale.

While we all feel pressure to take jobs/listings that are offered to us, if you sense from the start that the relationship with a seller isn’t going to work out, then maybe it’s better to walk away at the beginning. There’s nothing more frustrating that putting a lot of time, effort, and money into selling a home that won’t sell. One change many of us need to make is in determining where we’re going to put our energy. I look at where the biggest pay-off will be. If I don’t see a way to make it work from the start, then maybe it’s not the project for me, regardless of how good it looks initially.

Tax credits for home buyers

If you’re thinking about buying a home, but confused about whether you qualify for a tax credit, a recent column in the Los Angeles Times entitled You may qualify for a home-buyer’s tax credit offers a clear explanation of the requirements for tax credits for home-buyers, along with information on how much time you have to make your home purchase. In reading the article, I found it interesting that many more people qualify for credits than I’d originally thought, so if you’re looking for a new home, you might want to read up on the details.

Similarly, if you’re a real estate agent working in residential real estate, keeping current on real estate news and programs is essential to your survival. Buyers and sellers depend on you to help them navigate through the ever-changing laws and programs that effect real estate sales.

Scary times for real estate agents

Be afraid, be very afraid. Yesterday’s Los Angeles Times ran an article (5 charged with beating, robbing loan agents) that should put the fear into anyone working in real estate. No, it wasn’t about Halloween tricks, or problems with the economy, or a real estate market that’s still on the downside. It was about two loan modification agents (anyone working home loans or doing loan modification must have a real estate license) who were robbed and beaten by a couple who felt the agents had not done enough to save their home from foreclosure.

Now, I don’t know whether these “loan agents” were legitimate, or not. Regardless, I think the lesson to be learned here, is that we are living in volatile times, and whether you’re doing a good job, or you’re a slacker, you need to be careful. Emotions run high when people’s homes are at risk. If you have concerns about working with a client, talk about your concerns with a co-worker. Maybe it’s not the best idea to take the listing. Or maybe, until you’re concerns are resolved, you should meet with the client in your office, or take a co-worker with you when you go to their house. No job or commission is worth putting your life at risk. I know the situation described in the LA Times article was an anomaly, but maybe it’s good for us all to get this kind of “wake up call” from time to time. I want all of my students to be successful, but it’s even more important to be safe.

Home foreclosures down in CA

The front page of Wednesday’s, Los Angeles Times read Pace of foreclosures slows in California. Finally, we have some good news about real estate. Experts agree that lenders are doing more to forestall foreclosures; and, whether it’s a result of government pressure, or a realization that it’s better for the market place (and their own bottom lines), it looks like this new way of doing business is here to stay. I think this is great news. It’s time for the real estate market to get back on track. With things looking hopeful again, isn’t it time for you to get into real estate?
