Real Estate Courses

The Real Estate Centre offers a variety of real estate courses for your fun and enlightenment. They also make great gifts (it’s true). Our statutory course offerings include: real estate principles, real estate practice, legal aspects of real estate, real estate appraisal, real estate economics, real estate finance, property management, and mortgage loan brokering. All courses are completed on a home study basis; testing is online and open book. Think about it, you can complete all of the required courses for your salesperson or broker’s license and never leave your house (or even get dressed). Again I ask, what more could you want?

Once you’ve met the statutory requirements for the licensing exam, you’ll want my exam prep class. I offer two options: the live class for anyone in Southern CA, and a home version for those who live too far away. The material is updated weekly to stay current with changes to the tests. In the one day live class, our instructors (the best instructors in CA) will review everything covered on the real estate salesperson and broker exams. It’s a busy and fun-filled day. California Real Estate Exam Prep

The Real Estate Centre’s most popular course by far is our one day live exam prep. In one fun-packed day, I review all of the information covered on both the California real estate salesperson and broker exams. Throughout the course of the day, I lecture on all seven subject areas covered on the exam, along with reviewing practice questions related to each subject area. The last part of the day is a math workshop designed to calm the fears of even the most severe math phobics.

Along with the live class, students who enroll in my class also receive the following course materials:

• Course outline containing all of the information tested on the real estate salesperson and broker exams

• Practice questions, arranged both by subject matter, and in random order to simulate the actual state exams

• Glossary of terms and numbers

• Math workbook, which includes tips and shortcuts to make answering math questions a breeze, and

• Four audio CDs with hours of audio fun narrated by none other than yours truly, John Henderson.

The power of pants

Here’s food for thought for your weekend: someday soon you may be able to plug your iPod, or cell phone into your pants for a charge. Sound unbelievable? It does to me, but researchers at UC Berkeley have created microscopic fibers that can produce electricity from simple body motions like bending or stretching. You can read all the details in the LA Times article, One day your pants may power your iPod.

Now, you may be asking yourself, what does this have to do with real estate? Absolutely nothing. But, there’s not that much currently going on in real estate that’s all that interesting. The best news I’ve read this week is that the CA real estate market isn’t getting worse. The economy still hasn’t recovered to the point where we’re seeing a real upswing in the market. I know it’s coming, it’s just slower than we’d all hoped for.

Strategy or emotion – what’s driving defaults?

A recent Wall Street Journal article, Emotion Drives Many Defaults, reviews interesting new data on why people are defaulting on mortgages. For some, default is a rational response by homeowners who owe far more than the current value of their homes. For others, the reasoning is purely emotional, ranging from frustration and helplessness, to anger with banks and the government.

The article also notes that the “stigma against default remains robust” with the majority of people continuing to make payments for as long as they can, but I wonder how long this can continue. Loan modification programs are not providing much help or hope, and seem to be wearing down homeowners who really want to do the right thing.

The article suggests “a rent based loan program” to help homeowners who are in trouble. It’s an interesting and viable idea, but only a drop in the bucket. That said, every drop helps fill the bucket. I’m starting to see small improvements in the real estate market. In my neighborhood (Los Angeles), houses on the market are selling faster and the values seem to be increasing slightly. I am cautiously hopeful that this is the start of a more controlled recovery.

PMI is back!

Private mortgage insurance companies to return to market, ran as a headline in one of the LA Times articles on April 25, 2010. Although buried inside the Business Section, to me this is an important step in stabilizing the housing market. The article describes how many lenders are again requiring borrowers with less than a 20% down payment to purchase PMI to help mitigate the risk.

Additionally, the FHA is changing some of its requirements for down payments on homes it finances. The traditional 3.5% down payment for FHA loans is still available for home buyers with FICO scores of 580 or higher but buyers with less desirable scores will be required to put 10% down. The FHA is also asking Congress to approve higher rates for their mortgage insurance premium, which for the average home buyer brings FHA loan rates more in line with private mortgages. Hopefully these changes will help further stabilize the housing market.

Groundhog Day Robot? Give me a break!

I heard a news report this morning that seemed beyond crazy, even for PETA. Apparently, PETA has announced that the whole Groundhog Day event is too stressful for the weather-forecasting Punxsutawney Phil and wants him replaced with a robotic version.
